Brouwer Architecture is a small St. Catharines based architectural firm established in 2013 and is owned and operated by Principal Architect Jason Brouwer. It is a multi-faceted firm that has undertaken projects of various types and sized, including Educational, Civic, Institutional, Residential, Commercial, Industrial and Agricultural.

The firm provides services that include Site Plan Approval, Conceptual Design, Interior Design, Project Management, Construction Documents, Contract Administration and Project Close-out. Project Delivery Methods used include Construction Management, Stipulated Price Contract and Design-Build.

Our Services

  • This part of the project includes establishing the project deliverables and client requirements, and working alongside the client to create a suitable design. This is where the building program and aesthetic choices are translated to paper in plans, elevations and renderings if requested.

    • Determine project restrictions and regulations to inform the design

    • Produce preliminary Floor Plan and Site Plan drawings

    • Development of building program and circulation in Plan

    • Production of Preliminary Building Code Study

  • Prior to construction, each project needs to be approved by the relevant governing bodies to ensure compliance with Zoning/Planning requirements. Our firm works to coordinate with the governing bodies, as well as specialized consultants to process the necessary applications in preparation for construction. This stage includes:

    • In-depth study of regional/municipal regulations to inform site design

    • Development of detailed Site Plan and Elevation drawings to submit to municipality

    • Coordination with any necessary Consultants

  • This phase of the project is where the design becomes actualized through detailed drawings that inform the contractor as to how the project will be completed. This includes assembling a team of engineers to design the structure, electrical and mechanical services in compliance with all necessary codes and ordinances.

    • Development of fully detailed Architectural Plans, Elevations, Sections & Details

    • Full investigation and application of Ontario Building Code requirements to design

    • Coordination with Consultants

  • Building Permits are required to ensure the Construction Documents comply with building codes and industry best practices. The Building Permit Application process is completed when the architect or client receives approval from the municipality.

  • The Contract Administration stage of the project is concurrent with project construction and ends when the project is complete. At this stage Brouwer Architecture Inc. works with the contractor and trades on-site to facilitate the project construction.
